Downtown New Capital Projects 2026: A Guide to the Area and Its Towers

1. What is Downtown in the New Capital?

Downtown is the business and commercial heart of the New Administrative Capital. Most projects there are towers by private developers, with offices, shops and malls, clinics, and hotels and serviced apartments. Downtown also contains the tourist towers strip, home to tall mixed-use towers.

⚠️ Don’t mix them up: Downtown is not the Central Business District (CBD). The CBD is a separate 195-feddan district next to it, home to the Iconic Tower. The Iconic Tower is close to 400 m tall and is described as Africa’s tallest building. Downtown is its direct neighbour, and its projects come from different developers.

2. Where is Downtown, and what’s around it?

Downtown sits in the middle of the New Administrative Capital, surrounded by its main landmarks:

  • Government District: ministries and Parliament, bringing daily traffic of employees and visitors next to the area.

  • Central Business District: home to the Iconic Tower.

  • Green River: a 35 km park running through the heart of the city, overlooked by many Downtown towers.

  • Mohamed Bin Zayed North Axis: home to the towers of Nile Business City.

  • Al Masa Hotel: one of the capital’s best-known landmarks.

3. How do you get to Downtown?

  • By car: via the capital’s main axes, chiefly the Mohamed Bin Zayed North Axis.

  • By monorail: the East Nile monorail runs about 56.5 km from Stadium station in Nasr City to the New Capital. Its stations in the capital include the Government District and Al Masa Hotel. The first phase began operating in May 2026, from Al-Mushir Tantawy station to Madinet Al-Adala station in the capital.

4. Types of projects in Downtown

  • Administrative: offices and company headquarters.

  • Commercial: shops and malls.

  • Medical: clinics and medical centres.

  • Hospitality: hotels and serviced apartments.

Many towers combine more than one use in the same building, such as a mall at the base with offices or hotel units above.

5. Nile Developments’ projects in Downtown

Nile Developments has four projects in Downtown:

Nile Business City

A vertical business city at the golden point, on the Green River and the Mohamed Bin Zayed North Axis. It sits on 32,829 m² of land, with the 60,000 m² Nile City Center mall, 70 elevators and 5,000 parking spaces.

6. How to choose a project in Downtown

  1. Location within Downtown: is the tower on the axis, facing the Green River and close to the monorail, or in an inner row?

  2. Developer: their track record and the state of their projects.

  3. Construction status: is the tower rising on the ground, or still on paper?

  4. Unit type: office, shop or hotel unit? And a share or a full unit? Compare them in Office share or full unit?

  5. Payment plan and return: the down payment, the number of years, and how the return is calculated.

  6. Management after handover: who runs the building, and what maintenance will cost.

Bottom line

Downtown is the capital’s business and commercial heart. It sits next to the Government District, the Central Business District and the Green River, and you reach it via the Mohamed Bin Zayed axis or by monorail. Most of its projects are office, commercial, medical and hotel towers. Among the most prominent is Nile Business City, home to the Tycoon Tower hotel and the Tycoon Center office tower with TROPHY offices on floor 49.
