1. What is Tycoon Tower?
Tycoon Tower is a hotel tower inside Nile Business City by Nile Developments, in Downtown New Administrative Capital. It rises 233 m with 50 hotel floors. The developer presents it as Africa’s tallest hotel and its largest project to date.
⚠️ Don’t mix them up: Tycoon Tower is the hotel tower. The office tower next to it is Tycoon Center, home to TROPHY offices on floor 49 If you want an office, the tower that matters is Tycoon Center. If you want a hotel unit, it’s Tycoon Tower.

2. Who will run the hotel?
The hotel will be operated by Millennium Hotels and Resorts under its five-star Grand Millennium brand. The group has more than 150 hotels in over 80 countries, and Tycoon Tower is its first hotel in Egypt and Africa.
A global hotel operator matters for anyone buying a hotel unit. The operator sets the service level and drives occupancy, and occupancy drives your return.
3. What can you buy at Tycoon Tower?

There are two unit types, both managed and serviced by Grand Millennium:
Luxury hotel rooms with fractional ownership: own 25%, 50% or 100% of a room and receive your share of the hotel’s operating return.
Luxury serviced apartments: studio, one bedroom, two bedrooms or the Tycoon Penthouse, with full hotel services.

4. How does fractional ownership of a hotel room work?
Fractional ownership means you own a percentage of a room instead of the whole room. The hotel operates the room and rents it to guests, and you receive your share of the return.
25%: the lowest entry price and a smaller share of the room’s return.
50%: half the room and half its return.
100%: the whole room and all of its return.
The same idea applies to offices, and we compared it in numbers in Office share or full unit?
5. Facilities and services
The tower is designed as a complete hotel experience for owners and guests:
A rooftop infinity pool with 360° views over Downtown and the capital.
A sky lounge, main lobby, business lounge and health club.
Housekeeping, reception and concierge, and room service.
Round-the-clock security, restaurants and cafés, and a business centre with meeting rooms.
Central air conditioning, high-speed internet and regular maintenance.
6. Location
Tycoon Tower sits in the heart of Downtown, on the tourist towers strip along the Mohamed Bin Zayed North Axis, directly overlooking the Green River. It is also close to the monorail station and Al Masa Hotel. The developer calls the site the capital’s “golden point”, as it is close to 80% of the city’s landmarks.

7. Prices and payment plans
Hotel unit prices vary by unit type and ownership share, and depend on availability at booking. The published payment plans are:
10% down and installments over 6 years.
15% down over 7 years.
20% down over 8 years.
Special discounts for cash payment.
For comparison, TROPHY offices in Tycoon Center start from EGP 3.8M for a share. See TROPHY office prices
8. Questions to ask before you book a hotel unit
How is the return calculated, and how often is it paid?
How long is the management contract with Grand Millennium?
How many nights a year can you use the unit yourself?
Are management and maintenance costs deducted from the return or paid separately?
What is the expected opening date?
If you buy a share, how is it registered in your name, and what are the resale terms?
Bottom line
Tycoon Tower is the hotel tower of Nile Business City: 233 m, 50 hotel floors, managed by Grand Millennium. You can buy into it with a hotel room at 25%, 50% or 100% ownership, or a serviced apartment from a studio to the penthouse, with payment plans of up to 8 years. If you want an office rather than a hotel unit, the tower to look at is Tycoon Center next door.
