1. Where exactly is Nile Business City?
The project sits at what is known as the golden point of the New Administrative Capital, in the heart of Downtown. It is in the middle of the Green River, directly on the Mohamed Bin Zayed North Axis, next to the Central Park and the Government District.
Put simply, you are in the busiest part of the capital: the ministries next door, the main axis in front of you, and the Green River all around.
⚠️ Don’t confuse Nile Business City in the New Capital with the Nile City Towers on the Cairo Corniche. The names are close, but they are two completely different projects in two different places.
2. The project by the numbers
Nile Developments describes Nile Business City as the tallest vertical city in Africa: towers that meet in the sky above the Green River. The key figures:
32,829 m² of project land.
A 60,000 m² mall with a 200 m facade on the Green River.
70 high-speed elevators.
5,000 parking spaces.

3. The towers — Tycoon Tower and Tycoon Center
This is where most people get confused, so let’s be clear:
Tycoon Tower is a hotel tower. At 233 meters, it is the tallest hotel in Africa, and it will be run by Grand Millennium. It offers hotel rooms and serviced apartments with fractional ownership. See the details on the Tycoon Tower page.
Tycoon Center is a 63-floor office tower right next to Tycoon Tower. It has 22 elevators, 7 parking levels and LEED green-building certification. The TROPHY offices are on its 49th floor.
So if you want an office, the tower that matters is Tycoon Center. If you want a hotel unit, it’s Tycoon Tower.
4. The Nile City Center mall
Inside the project is the Nile City Center mall: 60,000 m², with a 200 m facade on the Green River and three main entrances from the river side. It is described as the largest tourist, entertainment and commercial mall in the area, and its retail units are the natural choice for anyone who wants a shop in Downtown.
5. What can you buy at Nile Business City?
There are four unit types:
TROPHY offices, the newest launch: offices on floor 49 of Tycoon Center. A 25% share of a unit starts from EGP 3.8 million, and a full unit from EGP 15 million. See the full TROPHY office prices.
Startup offices: smart, efficient office units for growing teams.
Corporate spaces: larger floor plates suited to headquarters.
Retail units in the Nile City Center mall.

The only published prices right now are for the TROPHY offices. Prices for other units depend on availability at the time of booking, so ask about each one by name.
6. Facilities
The project is built as a complete business city: an infinity pool, restaurants, a smart security system, a business lounge, a sky lobby, a terrace court, an observation deck and a wellness center, on top of the 70 elevators and 5,000 parking spaces.
7. Questions to ask before you book
Five questions that will save you a lot of confusion:
One: which tower exactly is the unit in — Tycoon Center, Tycoon Tower or another tower in the project?
Two: will you own the full unit or a share of it?
Three: does the unit come with a lease? How long is it, and when does it start? (For the TROPHY offices, for example, it is a 4-year lease starting at handover.)
Four: what exactly is the payment plan, and how much is the down payment?
Five: when is handover, and where is that written in the contract?
The bottom line
Nile Business City is not one tower. It is a full business city at the most prominent point in the capital: a hotel tower, an office tower, a mall, and offices in different sizes. The rule is simple: decide first what you need — an office, a hotel unit or a shop — then ask about the tower and the unit by name.
