Nile Developments — Track Record and Projects

Tycoon Center at night in Nile Business City — Nile Developments

If you’re thinking about buying in a Nile Developments project, the first question isn’t “how much?”. It’s “who is this developer, and what have they built before?” This guide covers the company, its track record, its current projects in the New Administrative Capital and New Cairo, and how to pick the right project for your goal.

1. Who is Nile Developments?

Nile Developments is an Egyptian real estate developer founded in 2002. You may also see it under its former name, “Nile & Ahram Real Estate Development”. The company builds administrative, commercial, hotel and residential projects. Most of its current projects are in Downtown New Capital, the best known being Nile Business City, home to Tycoon Tower and Tycoon Center.

⚠️ Don’t mix them up: Nile City Towers on the Corniche in Ramlet Boulaq is a completely different project. Nile City Center is the name of the mall inside Nile Business City in the New Capital.

2. Track record

Before the New Capital, the company’s projects included Nile Towers and Borg El Nile administrative tower. Its entry into the New Capital started with Nile Business City, which tied its name to Downtown’s high-rise towers.

Our advice when evaluating any developer: visit its earlier projects yourself, check the buildings and management after handover, and talk to current owners.

3. Projects in the New Administrative Capital

Nile Business City

A vertical business city at the golden point of Downtown, on the Green River and the Mohamed Bin Zayed Axis, next to the Central Park and the Government District.

  • 32,829 m² of land, with a 200 m facade on the Green River.

  • The 60,000 m² Nile City Center mall.

  • 70 high-speed elevators and 5,000 parking spaces.

  • Units: startup offices, corporate spaces and retail units in the mall.

4. Nile Boulevard in New Cairo

A French-style residential project in New Cairo. It fits buyers who want to live in a Nile Developments project but prefer New Cairo’s established services over the New Capital.

5. Which project fits you?

It all starts with one question: what exactly do you need?

  • A home: River District for the New Capital and its lake, or Nile Boulevard if you prefer New Cairo.

  • An office: TROPHY offices in Tycoon Center for a high-floor office from EGP 3.8M, or Nile Business City offices for startups and corporates.

  • A hotel unit: Tycoon Tower, managed by Grand Millennium.

  • A shop: Nile City Center mall inside Nile Business City, or 31 North Tower.

6. Questions to ask before you book

  1. Which tower and which floor exactly?

  2. What’s the expected handover date, and where is construction today?

  3. What’s the down payment, how many years of installments, and is there a handover payment?

  4. Are you buying a full unit or a share? (This matters a lot for offices.)

  5. Who manages the building after handover, and what are the maintenance fees?

  6. Is there a cash discount or a launch offer right now?

  7. What are the resale or transfer terms before handover?

Bottom line

Nile Developments has been around since 2002. Its New Capital projects are concentrated in Downtown: Nile Business City, Tycoon Tower, Tycoon Center, River District and 31 North Tower. Outside the capital it has Nile Boulevard in New Cairo. Decide your goal first (home, office, hotel unit or shop), then compare prices and payment plans.
