If you’re thinking about investing in an office in the New Administrative Capital, you have two options. You can buy a share in an office starting at EGP 3.8M, or buy the full unit starting at EGP 15M. The difference isn’t just the price. The return, down payment and installments differ too, and so does who controls the unit. This guide compares both options in numbers, using TROPHY offices on floor 49 of Tycoon Center as the example.
1. What does buying an office share mean?
A share, or fractional ownership, means you own a percentage of the unit’s area instead of the whole unit. In TROPHY offices a share is 25% of the unit area, so each office has four owners. You receive your part of the rental return according to your share.
A full unit means you own the whole office. All the return is yours, and so is every decision.
The same idea exists in hospitality. At Tycoon Tower you can own a hotel room at 25%, 50% or 100%.
2. The difference in numbers: TROPHY offices

Share: from EGP 3.8M, with an annual rental return starting at 12%.
Full unit: from EGP 15M, with a return starting at 14%.
Either way: a 4-year lease starts at handover, so you won’t be looking for a tenant in the first four years.
These figures assume the return is calculated on the purchase price:
A EGP 3.8M share at 12%: about EGP 456,000 a year, or about EGP 38,000 a month.
A EGP 15M full unit at 14%: about EGP 2.1M a year, or about EGP 175,000 a month.
One thing worth noticing: four shares at the starting price add up to EGP 15.2M, while a full unit starts at EGP 15M with a higher return. Whoever can buy the whole unit gets a better price and a better return. These are starting prices, though, so ask for the exact price of the unit you choose.
3. Down payment and installments for each option
Offices for sale in installments in the New Capital come with three payment plans:
10% down and 6 years of installments.
15% down and 7 years.
20% down and 8 years.
For a share (EGP 3.8M):
10% down: EGP 380,000, then about EGP 570,000 a year (about EGP 47,500 a month).
15% down: EGP 570,000, then about EGP 461,000 a year (about EGP 38,500 a month).
20% down: EGP 760,000, then EGP 380,000 a year (about EGP 31,700 a month).
For a full unit (EGP 15M):
10% down: EGP 1.5M, then EGP 2.25M a year (about EGP 187,500 a month).
15% down: EGP 2.25M, then about EGP 1.82M a year (about EGP 152,000 a month).
20% down: EGP 3M, then EGP 1.5M a year (EGP 125,000 a month).
These are approximate figures assuming equal installments. The actual schedule is set by the contract.
Note that the expected return on a share (about EGP 38,000 a month) is higher than the installment on the 8-year plan (about EGP 31,700 a month). If handover happens while installments are still running, the rent could cover the installment.
There is also TROPHY PLUS: 30% down, 30% after one year, and 30% return before handover, plus the rental return after handover.
4. Pros and cons of a share
Pros:
The lowest entry price, from EGP 3.8M, with a down payment from EGP 380,000.
The same tower, floor and location as a full-unit owner.
The lease starts at handover, so you don’t manage the office or look for a tenant in the first four years.
You can spread your money: a share in an office, and the rest in another investment.
Cons:
A lower starting return: 12% instead of 14%.
Decisions aren’t yours alone, because you share the unit with three other owners.
You can’t easily use the office for your own company.
Reselling a share depends on the contract terms.
5. Pros and cons of a full unit
Pros:
A higher starting return, from 14%.
A starting price slightly below four shares combined.
Full control: selling, leasing and renewal are your decisions alone.
It can become your company’s headquarters once the lease ends.
Cons:
More capital needed: from EGP 15M, with a down payment from EGP 1.5M.
All your money is in a single unit.
After four years, leasing or using the unit is entirely your responsibility.
6. Which one fits you?

A share fits you if:
You want the lowest possible entry price.
You want rental income without managing the office yourself.
It’s your first office investment, or you want to spread your money across investments.
A full unit fits you if:
Your budget starts at EGP 15M.
You want sole control over selling and leasing.
Your company needs a headquarters once the lease ends.
7. Questions to ask before you book
Is the rental return calculated on the purchase price, and how often is it paid?
What is the expected handover date, and will the lease start while installments are still running?
How is the share registered in your name in the contract?
What are the terms if you want to sell your share before or after handover?
After four years, who decides on renewing the lease or selling the unit, and how do the co-owners agree?
Is TROPHY PLUS available for shares, full units or both, and how is the 30% pre-handover return calculated?
How are maintenance and management costs split between share owners?
Bottom line
A share gets you into office investment on floor 49 with the lowest price and down payment. A full unit gives you a higher return and full control, but needs more capital. Decide your budget and your main goal first: rental income only, or a future headquarters for your company?
You can register your interest in TROPHY offices with a fully refundable EGP 50,000 before booking opens, and get the available units and the full payment plan.
